Redondo Beach Real Estate Market - 2023 By the Numbers

Historically it was a somewhat slower year for home sales in Redondo Beach with a total of 565 homes selling during the year. The lower number of sales was not due to a lack of demand, but a lack of inventory as there were fewer listings than in years past. We believe much of the slow down was due to higher interest rates, but not for the obvious reason. There were fewer homeowners willing to sell their home in order to upsize, downsize or relocate as that would likely mean a big jump in rate and monthly payments. When you have a current interest rate, as many due, in the 4s, 3s and even the 2%s it’s hard to consider selling and buying at 7%. That said prices were impressive and the number of homes sold still made for a solid year.

The highest priced home sale in south Redondo (not including the Hollywood Riviera that saw the oceanfront home at 417 Paseo De La Playa sell for $17,500,000) was another oceanfront home at 709 Esplanade that sold for $10,825,000 in August…..which happens to be back for sale just months later at $11,900,000.  See the active listing for 709 Esplanade Redondo Beach, CA. Average Sales Price of $1,514,927

Take a look at the Redondo Beach homes that sold last month.

It was a slightly slower in terms of in terms of the number of homes sold for Redondo Beach real estate with 48 compared to 51 in October but prices were impressive.

The average “list” price was $1,528,958 with the average sold price at $1,514,927 compared to the already impressive October average of $1,466,546.

Homes averaged a pretty huge $944 a square foot. Homes that sold averaged 37 days on market before going into pending status.

Take a look at the Redondo Beach homes that sold last month. It was a busier month in terms of the number of homes sold for Redondo Beach real estate with 51 compared to 40 in September.   Price were quite a bit lower but that was due to a few HUGE home sales in September that drove up the average. The average “list” price was $1,466,377 with the average sold price at $1,466,546 which is pretty incredible. Homes averaged $881 a square foot. Homes that sold averaged 35 days on market before going into pending status.

One of the top home sales in Redondo Beach during September was actually in North Redondo Beach 90278.  That’s not often the case as South Redondo is closer to the beach and home values adjust accordingly. That being said 2403 Ralston Lane sold for almost $4,000,000 which would have been absolutely unheard of a year or two ago. The home was beautiful new construction on a large 7,500 foot lot. The location left a bit to be desired as it’s in a pocket that’s pretty close to commercial and industrial but Ralston still have a residential feel.
