434 Calle Miramar the ONLY Hollywood Riviera Home to Sell in January

While the overall real estate market in Redondo Beach was pretty slow in January, the market in the Hollywood Riviera came to an almost complete stop. There was only one property that closed escrow in the Hollywood Riviera during the entire month.

The only closed sale was a 2 bedroom townhome at 434 Calle Miramar in the Village Palos Verdes complex. The location of this complex is great as it’s just blocks to the ocean and beach but does get a bit of road noise. This 2 bedroom unit is the smallest layout with a bit under 1,400 square feet. Some units have great ocean views but unfortunately 434 Calle Mirarmar didn’t offer any ocean views but certainly enjoys the beach breezes and weather.

New Oceanview Condo Hits the Redondo Beach Market in The Village

Ocean view condo hits the market at an eye popping $1,500,000

2 bedroom condos hitting the market in The Village are a rarity. Even more rare is when there are a few on the market at similar times. While one unit just closed escrow there’s a new listing in the 620 building. This newest addition is another 2 bedroom, 2 bath condo with big ocean views and an equally large asking price. It’s been very nicely upgraded and remodeled but the price doesn’t appear to be in line with the market at the moment. Given that the last one (not as nice but top floor) sold at $1,100,000 it’s pretty hard to determine where the $1,500,000 price comes from on this one. The view are great which is typical of most of the 2 bedrooms (they are always the end units closest to the ocean so they are always the best and most direct views) but it’s hard to see how they’re going to get anywhere near the list price. The unit offers 2 bedrooms, 2 baths and just under 950 square feet. Take a look and if interested we would be happy to arrange a private showing.

The High Sale of the Year in Redondo…..No Suprise It’s an Oceanfront Home

717 Esplanade Redondo Beach - Sold for $9,675,000

Not that it’s a surprise to anyone, but the most expensive home sale in Redondo Beach in 2020 was right on the beach. The oceanfront home at 717 Esplanade was a staple of the beachfront real estate market and it felt like it was always on the market….and that’s because it was. Originally listed in 2013 at $14,250,000, the home had years of price reductions and realtor changes. It’s a spectacular house and there’s just not much, if anything, like it…but the reality was it was priced way too high for Redondo Beach. After years of price reductions the one that finally worked was a price of $9,975,000 back in July of 2019. It took a while but it went into escrow in January 2020 and closed in February. The home offered 4 bedrooms, 6 1/2 baths and an incredible 7,000+ square feet. The sales price was $9,675,000.
