40 Homes Sell During the Month of September

With A whopping average price of $2,004,165!

Take a look at the Redondo Beach homes that sold last month. It was a slower month in terms of the number of homes sold for Redondo Beach real estate with 40 home sales in September, but prices were impressive. Prices were phenomenal!  The average “list” price was $2,036,675with the average sold price at $2,004,165 which is pretty incredible. The median sold price was an impressive but more reasonalbe $1,492,500. Homes averaged $922 a square foot. Homes that sold averaged 43 days on market before going into pending status which was considerably higher than the 27 DOM in August. The top sale of the month was an oceanfront home on Paseo De La Playa that sold for $17,500,000.

It was another slow month for Redondo Beach real estate with only 33 home sales….but that was a big improvement from the record low 21 sales in January.

The average “list” price was $1,396,724 with the average sold price at $1,383,197 which meant that homes generally sold below the asking price.
This was actually a big drop from the average price of just under $1.5M in January although there were so few sales that month that the average was skewed.

Homes averaged $858 a square foot and averaged a fairly brief 48 days on market before going into pending status.

New construction single family homes are fairly rare in North Redondo Beach so it’s always slightly difficult to guage the demand.  

The newest listing at 2302 Ives Lane will be an interesting test for the very highest end of the N Redodo real estate market.  

Listed at $3,750,000 that’s a very big number in slightly cooling market. There are some relatively equivalent home sales in the past 8 months but the challenge is lot size and location.  The home is pretty far east for the price.

The best comp is 2317 Ralston Lane which sold at $3,790,000 back in June but that was a hotter market.  We’ll have to wait and see if the luxury market is still as strong as it had been a few months back.

It was a slightly slower month for Redondo Beach real estate with 53 on MLS home sales….but the sales prices remained very impressive.

The average “list” price was an impressive $1,443,140 with the average sold price at $1,442,076 meaning that, in general, homes sold very close to full price but not well above as it has in the past several months.

Homes averages $850 a square foot and averaged a very brief 23 days on market before going into pending status.
