Welcome to the month that was for homes in the Hollywood Riviera.

Things picked up a bit last month with 8 closed sales compared to only 2 in February and none in January….both historically slow.

The average “list” price was $1,705,875 with the average sold price at $1,780,138 meaning that homes generally sold for WAY above list price. So much for a market slow down.

The average price per foot was $1041 and average days on market was a brief 33 days before going into escrow.

The top sale of the months was a single family at 114 Via Monte D’Oro that closed for $2564,100.

What was supposed to happen on December 1st is happening tonight and it’s always a fun and festive event. This is always a great event and a fun evening as it really brings the community together and is such a fun time for kids and adults alike. Catalina is blocked off for cars so it’s a vibe unlike any other time of year in the Village.

The shopping and dining “downtown” type area of Riviera Village always offers a small town community vibe and the holiday stroll even more so. Run into old friends, take pictures with Santa and the Grinch and more. Stores and restaurants will be open and they even have “shoppy hours” from 4-8pm.

Oceanfront Incredible – Hollywood Riviera Estate at 417 and 421 Paseo De La Playa

We’ve talked a lot about this property in the past as it was actually the all time 417 Paseo De La Playa Redondo Beach

sales record when it sold a few years back at $22,650,000 in early 2018.

This is an impossible to duplicate property with the incredible combination of oceanfront location, huge 1.4 acre (we don’t generally talk in acres in the South Bay) lot that extends to the sand below and two homes making it a true showcase estate. There’s nothing else like it on the South Bay.

The property actually consists of 2 distinct homes….the main home with 5

Back on the market once again, 433 Paseo De La Playa has returned with a new price. For those looking for a legacy type property this checks a lot of boxes and would be very hard to duplicate. We’ve mentioned this home many times in the past as it’s been on and off the market since 2014.

This one is all about location and possibilities as it’s a massive almost 7,800 foot home with approved plans to add another 2,000+ square feet. This ornate estate sits on a huge 26,580 foot lot that extends down the hillside to the beach below. In our opinion this is one of the best locations in all of the South Bay as it combines stunning views, direct beach access and privacy you just don’t find in most other beachfront locations in Southern California. The home has struggled to sell for a number of reasons but with the new price and the incredible market we envision it selling this time. Due to the lot size this is a true estate type home with a gated entry, sports court, oceanfront pool, grand staircase, 4 car garage.

As mentioned the home has been on and off the market for a very long time. It hit the market in 2014 (had sold in 2012) at a then over the top $16M. Redondo Beach Home Sale Prices for March

Welcome to the March 2022 real estate recap for the month that was for home sales in Redondo Beach California.

The real estate market in Redondo Beach really picked up the pace with 74 on MLS homes closing escrow during the month, compared to the 37 homes that closed escrow in February.

The average “list” price for the homes that sold was $1,514,688 with the average sold price at $1,626,255 meaning that, in general, homes sold WAY higher than the list price. The average price per foot was $952 and median days on market was and extremely brief 7 before going into pending status. The highest priced home sale in Redondo Beach for the month was a spacious south Redondo Beach single family home located at 631 Avenue C which sold for an eye popping $4,650,000.
