Congratulations to our wonderful clients as we just recently sold and closed escrow on an oceanview room in the Beach House Hotel in Hermosa Beach. 

The units in the Beach House are all individually owned as hotel/condo properties but there are restrictions on owner use.  The property is fee simple and specific units are wholly owned so it’s definitely not a timeshare.  Due to an agreement with the California Coastal Commission owners can use it up to 90 days a year but must allow it to be rented the remaining days through the hotel.  They take care of everything.  

The Beach House Hotel offers a fantastic beach front location so it’s occupancy rate is incredible.

Unit #223 is not one of the beachfront units but is a 2nd floor unit on the northwest corner of the rear building so it still enjoys great views of the ocean, beach, park, Malibu and summer sunsets.

Welcome to the month that was for homes in the Hollywood Riviera.

Things picked up a bit last month with 8 closed sales compared to only 2 in February and none in January….both historically slow.

The average “list” price was $1,705,875 with the average sold price at $1,780,138 meaning that homes generally sold for WAY above list price.  So much for a market slow down.

The average price per foot was $1041 and average days on market was a brief 33 days before going into escrow.

The top sale of the months was a single family at 114 Via Monte D’Oro that closed for $2564,100.

While the rest of the real estate market in Redondo Beach and much of the South Bay may be slow, that’s definitely not the case in Brookside Village.  What a 30 days it’s been with 8 condos closing escrow in the past month, 2 currently in escrow and only one active condo for sale in Brookside Village.

It’s all about affordability….

It certainly makes sense as Brookside Village is the most affordable complex in South Redondo and with higher interest rates, these lower priced homes (compared to the rest of Redondo Beach) are definitely going to have an appeal.
